• For pool heating please request with hosts one week prior to stay. The Fee for Pool Heating must be paid at least 24-48 hours prior to check in.
Pool heating is $250 for 3 days or less and $300 for 4 days and more.
• Pool and Landscaping completed every Thursday and Friday.
• Pool hours: 8:00 AM to 10:00 PM

The registered guest holds liability for any unforeseen issue such as breaking of house rules, missing/broken property, damage to outside/indoor property. Upon check in please report any damaged items so you are not held liable at check out.

While we would love for you to enjoy your getaway in Sedona we also respect our neighbors and their privacy. We ask you to kindly refrain from excessive noise, and follow all house rules while we ensure the quiet, peaceful nature of our neighborhood.

Please review and ensure you are comfortable with our House Rules as they are strictly enforced.
• Quiet hours from 10pm-8am (City of Sedona Noise Regulations)
• Early check-in fee is $100, only available when cleaners have finished before scheduled cleaning times.
• Checking out after 10am will result in a Late check-out fee of $150.
• Not cleaning the Grill after use will result in a $50 cleaning fee.
• No RV’s/travel trailers/ATV’s/buses/camper pop ups/ Boats/Razors
• No street parking at any time
• No parties/events/classes in person or virtual/weddings/receptions/gatherings
• No personal mail delivery
• No pets
• No smoking or vaping inside the house
• Maximum 5 vehicles at any time on property
• Number of guests on approved reservation matches number of guest arrival
not to exceed 8 people.
• Video surveillance used solely for safety precautions and verification of self- check in.
House rules include a NO Tolerance Policy If not followed can result in eviction without a refund.

This includes:
•no outside day or night guest/s
•no additional guests outside of reservation number
If registered guest exceeds number of guests in the approved reservation, they will
(a) be asked to leave immediately and their reservation will be cancelled without refund and/ or
(b) registered guest will be charged $250 per additional guest not on the
Pool and Landscaping completed every Thursday and Friday.
